What types of properties do you manage?

We handle most small to mid scale commercial properties including office, retail, industrial, flex, and mixed use (non residential).

Do you offer specific packages of management services?

We have different services that we can package together depending on your goals. Since every property is different, and every owner is different, you have flexibility. Whether you want us to handle just the property maintenance, the "kitchen sink" for a completely hands off experience, or something in between we can help design a program just for you.

How do property management fees work?

Fees will vary depending on the scope of the project and services the customer desires. Fees are typically based on a percentage of collected rents (with a base minimum when applicable), with additional fees for services such as leasing, construction management, or large capital projects. We are affordable and reasonable for most small to medium sized commercial real estate projects.

What types of maintenance do you handle?

We coordinate all routine, preventative, and emergency maintenance for building systems, interiors, grounds, roofs, and exterior areas using trusted vendors. For normal maintenance operations, our onsite porter can handle roughly 80% of most day-to-day property needs. Which helps keep costs low and controlled. Any specialty or technical maintenance and repairs are done with our vetted vendor partners.

How are repair costs approved?

We follow agreed-upon approval thresholds and communicate clearly before moving forward with larger or unexpected repairs. Smaller maintenance and repairs under the threshold are taken care of and then communicated via our regular owner statements. There is 100% transparency when it comes to any expense.

Do owners need to manage vendors directly?

No. This is where a property manager can free your time up. We handle vendor sourcing, scheduling, oversight, billing and follow-up so you as the owner are not involved in day-to-day maintenance coordination.

What financial reports do owners receive?

Owners receive clear monthly financial statements showing income, expenses, and overall property performance. Reports include cash-flow, bank reconciliation, budgeting, trailing 12-month, and trust fund account statements. Whether you want a snapshot or dig deep, you have the data.

Can you work with my accountant or CPA?

Yes. We maintain organized records and can coordinate with your accountant to support tax preparation and financial planning.

Do you handle emergency issues?

Yes. We coordinate emergency responses and follow up to ensure issues are resolved fast, properly, and documented. In most cases, we visit the property ASAP directly to assess issues hands on and determine the best way to fix.

How often are properties inspected?

Inspection frequency is tailored to the property type and needs, with regular check-ins to confirm the property is clean and presentable. We can spot issues quickly with our in-house facilities staff and take action immediately.

What types of projects do you manage?

We oversee capital repairs, renovations, and improvements such as roofing, exterior upgrades, parking lots, tenant improvements, health and safety updates, and major system replacements. Whether we coordinate with hired contractors and trade partners or in house contractor, your project will be properly managed.

Who manages the day-to-day construction work?

Our team includes an in-house General Contractor which coordinates the operations, budgets, timelines, and communication for any construction project. Maintaining proper oversight is essential to keep the finish product high quality as expected. All trade partners need oversight to make sure no corners are cut and ensure delivered products are as intended and paid for. As a full service team, we can take this time and energy consuming job off your hands.

How are owners kept informed during a project?

We provide regular updates so owners stay informed without needing to manage daily decisions. How frequent can depend on what you want: weekly, monthly, as needed or at specific milestones. The idea is to make it easy on you with clear communication and expectations.

Do you handle tenant communication?

Yes. We serve as the primary point of contact for tenants, handling questions, service requests, and ongoing communication. We can keep an eye on any tenant improvements being done to make sure things are being done correctly.

What leasing support do you provide?

We can coordinate leasing efforts, manage renewals and move-ins/outs, and oversee lease administration and documentation. Our goal is a high occupancy with quality and right mix of tenants that enhance your property value and stabilize cash flow.

How is asset management different from property management?

Property management focuses on daily operations, while asset management focuses on long-term performance, strategy, and financial outcomes. This can include value add equity, value preservation, cash flow, risk management or tax advantaged assets. We can help you with both sides of the equation.

How often do you review asset performance?

Performance reviews are scheduled regularly and tailored to the owner’s goals and investment timeline. We can help determine if the property is meeting your goals, exceeding them or falling short.
